Property next door to my own is going for tax sale. I very much would like to purchase it for the listed price- is there anyway I can purchase before it goes for auction? Also, (i am very new to all of this!) how does a tax auction sale work- are the bids known or are they all silent. I dont want to pay much more than the upset price obviously! I live in PA if that matters.</p>

<p><i>Answer by Michael T</i><br/>Normally the listing price is the opening bid and is usually well below the final price. Each auction has different criteria to meet in order to bid. You may be required to be pre-approved for a loan, require a down payment if your bid is accepted, or many other requirements. You will need to check with the people performing the auction to get the requirements.</p>

<p><i>Answer by Sam B</i><br/>www.bid4assets.com is one of the official auction sites for various government agencies.  I don&#8217;t think they handle certificates but you can bid on foreclosures themselves.  </p>
<p>Also you can start at www.firstgov.gov which has links to just about anything you would ever need or want to know.</p>

<p>Here is the website that provides a list of all the county websites in the US. Just click on the state and select the county. Look for Recorder or Clerk that says Go to Data Online.</p>

I&#8217;m trying to get started in investing in tax-lien certificates using money in my self-directed IRA.  I&#8217;d like to try participating in online auctions for county tax sales, but many of them require you to deposit some sort of &#8220;down payment&#8221; as good faith money.  Does anyone know if/how I can get the money from my IRA for my deposit, so that my IRA completely holds the entire interest in these assets?  Thanks in advance for your help.</p>

Im looking for good real estate investments. I heard and have done a little research on tax lien certificates. Any one have any advice or knowledge about tax lien certificates or maybe other good real estate investments?</p>

<p><i>Answer by Ed Atun</i><br/>They are generally good investments if you only want the 16% interest that they pay. If you want to own the underlying property, they aren&#8217;t so good.  Of the 50,000 properties advertised for the yearly sale, over half will be paid before the auction. So doing a lot of homework is wasted time.<br />
Many of the properties are worthless. They exist only on a piece of paper.  Ditches and alleys and easements and slivers of land.</p>

<p>Be careful. In many or most jurisdictions the original owner has the right of redemption for a certain period.</p>
<p>Count on title insurance to protect your interests. If you or your buyer can&#8217;t insure it, you don&#8217;t have good title.</p>
