Question by B721: how good of an investment are tax lien certificates?
Im looking for good real estate investments. I heard and have done a little research on tax lien certificates. Any one have any advice or knowledge about tax lien certificates or maybe other good real estate investments?

They are generally good investments if you only want the 16% interest that they pay. If you want to own the underlying property, they aren’t so good. Of the 50,000 properties advertised for the yearly sale, over half will be paid before the auction. So doing a lot of homework is wasted time.
Many of the properties are worthless. They exist only on a piece of paper. Ditches and alleys and easements and slivers of land.

Be careful. In many or most jurisdictions the original owner has the right of redemption for a certain period.
Count on title insurance to protect your interests. If you or your buyer can’t insure it, you don’t have good title.

Well, Real Estate is not exactly my area of expertise, and I’ve known about TLC’s for a while but never exactly understood how it all works. Is there a high risk to this? Can you lose money? I heard you still make money somehow, right?
Heres a scenerio:
There is a tax lien on a nice property, the face value for Tax Certificate is $56.99 and the Delinquent Taxes due for 2008 is $1097.94. The company has a $195 processing fee. What should I expect to spend on this? How do I figure out what interest I earn if the owner of the property pays the taxes owed? Anything about this business would help greatly. I am interested in purchasing a Tax Lien Certificate in anyh county in Maryland? How do I go about doing this? What are the first steps? How do I know where and when they have these auctions? Is the only way of aprticating in these investment paying comapnies on line? Are places I can go to get this information free?
